Staging FAQ

How do I get a quote for vacant staging? 

Just click the "Contact Us" button on any page on this web site! We can schedule an appointment to come see your property,  or if you have current photos we can often give you a quick quote based on those. 

What if my house hasn't sold but I want to keep it staged? 

After the initial contract has expired you can extend your contract for $650 a month if you so desire. You do not have to sign another 2 month contract. 

How do I pay you?

We will email you an invoice via PayPal.  Payment is required in full at least two days prior to install.
*Note - this is one single payment for the entire two months, not a monthly payment.  

What if I don't like the staging?

While we certainly want you to be happy with the end result, we do ask that you keep in mind that staging is not the same as interior design, where the homeowner is going to live in the space for years to come and the furnishings should  be a reflection of their individual taste.

Staging is intended to attract the broadest pool of potential buyers possible. We do that by paying close attention to the style of the home itself, as well as the demographic of your most likely buyers.

 

I plan to live in my house while I sell it. Can a stager still help me?

 

YES we can! We offer a 1 to 2 hour consultation, or what we call a " walk and talk " . We come to your house and give you advice and recommendations on changes you can make yourself to make your home look its best and make your listing photos look amazing.  

 

I'm too busy to get my house ready to sell. Can you help me?

 

Yes we can! We offer a half day or full day pre-listing redesign.  We will declutter, depersonalize, rearrange furniture to improve flow, and freshen up your entire look using your belongings.

We can also supply you with some of our staging items if needed to complete the look. (Prices for additional items available upon request.)

How much does it cost?

 

Prices vary depending on the scope of work, but staging is always less expensive than the first price reduction.

Call us before you drop that price! 

If the house sells right away, do I get a refund?

 

The whole point of staging is to make your listing more attractive and help reduce your days on the market. So if you sell right away, that just means we've done our job! 

How soon can I get my house staged?

 

We ask for at least a week, but we've been known to stage the next day when the client was facing a time crunch.

How long can I keep the house staged?

 

Our standard contract runs for two months from the staging date, with an option to extend if necessary at a significantly discounted price. 
 

What happens on staging day?

 

We will schedule the date and time with you, then when it's time we will arrive with a truck and 3-4 people.

First we decide on the best way to bring in furniture and boxes, then we lay down heavy mats at the doors to minimize bringing in any grass or dust from outside.

We carry everything in, assemble some pieces that travel better disassembled such as large tables, and beds, place rugs and furniture, hang art, dress furniture with accents such as throw pillows, dress beds with linens and pillows, place decor items.

When it looks perfect, we sweep and/or vacuum as appropriate, wipe off the counters, take pictures, lock up and leave.

We usually send a couple of pictures to the owner at this point and let them know staging is complete.

Who is responsible for the furniture while it's in my house?

 

Whoever signs the contract with us is liable for damages or loss to the furniture, though we are fully insured for any damage *we* might cause.

How long does it take to stage or destage a house?

There are a number of factors involved such as stairs, distances, number of rooms being staged, how many helpers we have, etc., but most houses are finished in a day.

Destaging goes faster - usually 2-4 hours.

What's the most interesting staging job you've done?

 

We provided most of the furniture and decor for 3 seasons of a popular Atlanta-based reality TV show. Wonderful bunch of people. One of our best online reviews is from them.


Anything else I should know?

If we find problems with the house (we often do) we will let you know. We've discovered broken plumbing, faulty electrical circuits, failed AC, broken cabinet doors...just about everything that can go wrong in a house. We do a lot of work for house flippers and they're usually happy that we let them know about potential problems that could hurt the resale value of the house.


Rain can be a problem on staging / destaging day. If it looks to be a heavily rainy day, we may ask if we can postpone. We have lots of plastic covers, but we really don't want to get the furniture or your floors messy! (And it's miserable carrying heavy furniture in the rain.)
